Westchester Environmental LLC performs Phase I Environmental Site Assessments in conformance with the scope and limitations of The American Standard for Testing and Materials (ASTM) Practice E1527 – 13, to satisfy all requirements during commercial real estate transactions.
The purpose of the Phase I ESA is to identify Recognized Environmental Conditions in connection with the property. The Phase I Environmental Site Assessment Process will be in accordance to the ASTM Designation: E 1527-13 and its main scope is to identify the presence or likely presence of any hazardous substances or petroleum products on the property under conditions that indicate an existing release, a past release, or a material threat of a release of any hazardous substances or petroleum products into structures on the property or into the ground, ground water, or surface water of the property.
Other elements of this assessment consist of the following activities:
- Interviews with past/present owners/occupants/buyer of the property.
- Property records review (Zoning/Land Use Records, Sanborn Fire Insurance Maps, Aerial Photographs, City Directories, etc.).
- Environmental data search.
- Site reconnaissance.
- Evaluation and report preparation.
